A whole plot is out of reach for most families. One share of that plot is not. You buy a registered share of the land today, we build on it, and you receive a finished flat when it is done.

What a land share actually is

We buy one plot inside a planned township and divide it into a fixed number of equal shares. Buy one share and that fraction of the land is registered in your name, with mutation, the same as if you had bought the whole plot.

The price of the share is the price of the land. We pay for the design, the RAJUK approval, the piling, the structure, the lift, the generator and the finishing under a development agreement you sign on the same day as the deed.

When the building is finished, every share carries one flat. You own the land the whole time you are paying, which is the part that makes this different from booking a flat off a plan.

Three steps, start to keys

  1. Pick a plot and a share

    Stand on the land, read the title file with our legal team, then choose how many shares of that plot you want.

  2. Pay in instalments

    Reserve with the booking amount, sign the share deed, then pay the rest monthly for up to forty eight months.

  3. We build it and hand you the keys

    We fund the design, approval and construction. On completion you take a finished flat on the floor your share carries.

What protects your money

Six things that are true of every share we sell, written into the papers rather than promised on a phone call.

  • A registered share, not a receipt

    Your share of the plot is registered in your name at the sub registry office. You hold a deed, not a booking slip.

  • Mutation in your name

    After registration we file the mutation and hand you the khatian and the DCR, so the land tax record carries your name.

  • RAJUK approved plots only

    Every plot we sell shares in sits inside an approved township plan, with the roads, drains and utilities laid first.

  • A written development agreement

    You sign the development agreement on the same day as the deed. It carries the plan, the specification and the handover month.

  • One share never depends on another

    Each share is a separate deed and a separate payment plan. If another shareholder stops paying, your title and your flat do not move.

  • A handover date in writing

    The month we hand over is in the agreement from the first day. It is the date we work to and the date you can hold us to.

How the payments work

Reserve with the booking amount, pay the down payment when you sign, then equal monthly instalments on the same day of every month.

Questions people ask before they sign

Is the land registered in my name?

Yes. Your share of Block M, Plot 1503 is registered in your name as an undivided share of the plot. The deed is signed at the sub registry office in your name, and Elysium pays the registration cost of the share deed as part of the price you see here.

What about mutation and the land tax record?

Mutation is included. After registration our legal team files the mutation in your name at the AC Land office and hands you the khatian and the DCR. From that point the land tax receipt comes in your name every year, and we remind you when it is due.

What happens if another shareholder stops paying?

Nothing happens to your share. Each share is a separate deed and a separate payment plan, so one shareholder falling behind does not touch your title or your flat. If someone cannot continue, Elysium buys the share back at the price already paid or transfers it to a new buyer, and the construction schedule stays as it is.

Can I sell my share before the building is finished?

Yes. A share can be transferred once the share deed is registered and your instalments are current. You find the buyer or we help you find one, the balance of your plan moves to the new owner, and Elysium charges a flat transfer fee of 50,000 Taka for the paperwork.

How long does construction take?

Block M, Plot 1503 is planned as a six storey residential building with two 1500 sft flats on each floor, one flat for each of the twelve shares. Piling and foundation take about ten months, the structure about fourteen, and finishing about twelve. The handover month is June 2030, and it is written into the development agreement you sign.

Who pays for the development?

Elysium does. The price of your share covers the land only. Design, approval, piling, construction, lift, generator, substation and finishing are all funded by Elysium under the development agreement you sign at the same time as the share deed. You pay for the land and you receive a finished flat.

Do I get car parking?

Yes. One dedicated car parking space comes with every share at Block M, Plot 1503, allotted by draw before handover and written into your allotment letter. Visitor parking is separate and stays common to the building.

What exactly do I receive at handover?

One completed 1500 sft flat, your registered share of the land, one car parking space, and the utility connections. Gas, water, electricity and lift are commissioned before handover, and you get the deed of the flat, the approved plan, the completion certificate and the handover checklist on the same day.

Does Bashundhara approve the transfer of a share?

Yes, and we handle it. Bashundhara requires its own transfer formalities alongside the sub registry deed. Our legal team files the application, follows it up and hands you the approved transfer letter together with the registered deed, so you are never sent to an office on your own.

What am I buying?

A registered share of 22 katha in Zone 4, Trust Green City, and one home of about 2,300 sft in the building that goes up on it. There are 52 shares in total.
