How we work

From the first site visit to the keys in your hand, here is every step, who does what, and what you hold in writing at each one.

Five steps, first visit to keys

The same five whether you buy a flat or a share of a plot.

  1. Visit the site and read the file

    Come to the plot with us on a Friday or Saturday morning. In the office we put the title file in front of you: the mother deed, the chain of transfers, the RAJUK approval, the mutation and the current land tax. Ask anything, bring your own lawyer or engineer, and take the papers away to check.

  2. Reserve and choose a plan

    A booking amount holds your share or your flat while the papers are prepared. It is refundable in full until the deed is signed. You pick a full payment or a plan over twelve, twenty four, thirty six or forty eight months, and we print the whole schedule with every due date before you sign anything.

  3. Sign and register

    For a land share you sign the share deed at the sub registry office and the development agreement on the same day. We pay the registration cost of the share deed and file your mutation, then hand you the khatian and the DCR. For a flat you sign the sale agreement with the unit, the price, the schedule and the handover month in it.

  4. We build while you pay

    Design, approval, piling, structure, lift, generator, substation and finishing are funded and run by Elysium. You pay your instalments alongside the work rather than ahead of it. Progress goes on your file and on this site, and you are welcome on the site whenever you want to see it.

  5. Handover

    Gas, water, electricity and the lift are commissioned before you get the keys. On handover day you receive the flat, your car parking space, the approved plan, the completion certificate and the handover checklist. The defect period starts then and we are still the people you call.

What holds it together

Every one of these is a document you hold or a rule written into the agreement.

  • The land is registered in your name

    A land share is an undivided share of the plot registered at the sub registry office in your own name. It is not an allotment letter and not a share in a company. If Elysium disappeared tomorrow, the land would still be yours.

  • Mutation is done, not promised

    After registration our legal team files the mutation at the AC Land office and gives you the khatian and the DCR. From that year the land tax receipt comes in your name and we remind you when it is due.

  • A development agreement, signed the same day

    The agreement says exactly what Elysium will build, to what standard, at whose cost and by which month. It is signed at the same sitting as the deed so there is never a gap between owning the land and knowing what happens to it.

  • Booking money is held, not spent

    Booking amounts sit in a separate account until your deed is registered and are refunded in full if you walk away before that. Construction is funded by Elysium, not by the next buyer's booking.

  • A written schedule you keep

    Every payment plan is printed with each due date and amount before you sign, and a copy stays with you. Nothing is added to it later, and no instalment falls due earlier than the date on your copy.

What is a land share, in one paragraph?

We buy a plot in a planned township as one piece and divide it into equal shares. You buy one share, and that share is registered in your name at the sub registry office as an undivided share of the land, with mutation. Elysium then designs the building, gets the RAJUK approval, funds the construction and hands you one finished flat. You pay for the land, we pay for the building.

Why not just buy a flat?

You can, and we sell flats too. The difference is what you own on the day you pay. With a flat you own a unit in a building. With a share you own land in a planned township from the first year, and the flat comes on top of it at handover. A share also costs less than a whole plot, which is the only way most families get their name on land in these townships at all.

What happens if another shareholder stops paying?

Nothing happens to your share. Each share is a separate deed and a separate payment plan. If someone cannot continue, Elysium buys the share back at the price already paid or transfers it to a new buyer, and the construction schedule does not change.

Can I sell a share or a flat before handover?

Yes, once the deed is registered and your instalments are current. You find the buyer or we help you find one, the balance of the plan moves to the new owner, and we charge a flat transfer fee of 50,000 Taka for the paperwork.

Who pays for registration, mutation and the utility connections?

Elysium pays the registration cost of the share deed and files the mutation. Gas, water, electricity and lift connections are commissioned before handover at our cost. Government fees on a flat sale deed are the buyer's, and we tell you the figure before you sign rather than after.

How is my floor decided?

On a land share plot, floors are allotted by an open draw held once all the shares are sold, with every shareholder invited. On a flat project you pick your unit when you book, which is the reason to look early if the floor matters to you.

What is the booking amount and is it refundable?

It is roughly five percent of the price, with a minimum of 2,00,000 Taka, and it holds your unit or share while the papers are prepared. It is refundable in full until the deed is signed. After that the terms of the agreement apply, and those are on the paper you signed.

What if the handover is late?

The handover month is in the agreement. If a schedule is going to slip, we tell you as soon as we know it, with the reason and a new date, rather than letting you find out on a site visit. The agreement sets out what happens if the delay runs long, and we go through that clause with you before you sign.

Are these listings real projects?

The listings on this site are samples, shown to demonstrate how the catalogue, the payment plans and the booking work. The photographs are placeholders. Ask the sales desk for the current list of plots and buildings that are actually open.
